A little style can go a long way

In many locations these days, tenants aren’t hard to come by. However, there may be times in the future – or even now – when showcasing the best of your rental property will pay dividends.

A well styled/staged space will make an instant impact and may shift a tenant from just looking at your property as a structure that’s just bricks and mortar to an emotion-driven choice of home, with just a touch of effort.

When it comes down to it though, not every property owner’s budget can accommodate a high-end style; but nor does it need to.

Does your property need that extra touch? Break it down to colour, texture and overall ambience.

While neutrals will always have their place in the styling world, adding a pop of colour here and there can add some depth to a living space.

Not sure what works in your property? Consider the seasons and work your palette from there. Moving into winter, think rich earthy colours and tones. It can be as simple as a blanket thrown over a bed, a table runner, some artwork or even some seasonal flowers. These are all simple, inexpensive and temporary ways to lift the feel of a property.

Texture can be something that’s often dismissed, but it helps to add dimension to a space and give it a sense of welcoming. Bring the space alive by adding different textured cushions, a soft rug underfoot or a plush throw. Adding greenery can soften a space and help with the overall ambience of the room, too.

Over-styling can happen. If you think you may be on the verge, take one thing away. Stick to an odd number and balance texture and colour in a room.

A kitchen is meant to have food, a coffee table have books and magazines, and a dining table is a place to share a meal. Add a few details that represent the everyday – just don’t show the clutter!

A glimpse of living in the property will give potential tenant a real sense of the enjoyment of their surroundings.

Highlight what’s most appealing about the property – a chef’s kitchen for the foodies, a spacious veranda for the entertainers or a cosy fireplace for those cold winter nights.

There’s no need to be overwhelmed by massively restyling your property. In many cases, time and outgoing tenants simply may not allow for it. Try adding simple, tidy styling – it may be all that your property needs.
